Although the market volume is still below the long-term average, the development indicates a sustained recovery.<\/p>\n<h2>Key Facts about market activity (1st half 2026)<\/h2>\n<p>&nbsp;<\/p>\n<ul>\n<li>Investment volume is growing: around 2.3 billion euros were invested in the first half of 2026, an increase of 9 % compared with the same period last year. However, compared with the ten-year average, the volume remains 34 % lower.<\/li>\n<li>More transactions: With around 110 deals, 22 % more transactions were recorded than in the previous year.<\/li>\n<li>Stable prime yield: The prime yield for industrial and logistics properties remained unchanged from the previous quarter at 4.5 %.<\/li>\n<li>Individual deals dominate: The market continues to be characterised primarily by individual transactions. Portfolio deals account for just 24 % of the total volume, which is well below the long-term average of 44 %.<\/li>\n<li>The arms industry is gaining influence: For the first time, major transactions related to the arms industry noticeably contributed to market activity and could play a larger role in the future.<\/li>\n<li>Logistics real estate remains leading: With an investment volume of 4.1 billion euros in the past twelve months, logistics properties continue to be clearly ahead of industrial properties (1.2 billion euros) and commercial parks (600 million euros).<\/li>\n<\/ul>\n<h2>Investment volume continues to rise<\/h2>\n<p>According to the press release, around \u20ac2.3 billion was invested in industrial and logistics properties in the first half of 2026. Savills reports this as a 9 percent increase compared to the same period last year. At the same time, the investment volume is still 34 percent below the ten-year average. The number of transactions also developed positively: a total of around 110 deals were registered, an increase of 22 percent compared to the previous year. The prime yield remained stable at 4.5 percent compared to the previous quarter.<\/p>\n<h2>Individual transactions determine market activity.<\/h2>\n<p>According to the press release, industrial and logistics properties continue to benefit from the weaker performance of other commercial real estate segments, thus remaining the asset class with the highest transaction volume. Investment activity is primarily driven by individual transactions, while portfolio deals, with a share of 24 percent, remain significantly below the long-term average. Also new is the increasing influence of large transactions related to the defence industry, which could shape the market more strongly in the future.<\/p>\n<h2>Logistics properties remain top performers<\/h2>\n<p>According to Savills, logistics properties achieved the highest investment turnover in the past twelve months, at around \u20ac4.1 billion. This was followed by industrial properties with approximately \u20ac1.2 billion and commercial parks with around \u20ac600 million.
