Strategic location near the French border

Panattoni is planning the sustainable industrial and logistics park „Panattoni Park Karlsruhe Süd II“ in Muggensturm (Mittelbaden). The flexibly usable and conveniently located site is to be completed by Q3 2027 and will adhere to high sustainability standards (DGNB Gold).

According to the press release, Panattoni is planning the new „Panattoni Park Karlsruhe Süd II“ in Muggensturm, Baden-Württemberg. The modern industrial and logistics property is scheduled for completion by the third quarter of 2027. Construction is set to commence in the third quarter of 2026, according to Panattoni.
The new location is situated between Karlsruhe, Rastatt and the French border, directly on the A5 motorway, thus offering convenient access to important German and Western European economic centres. Additionally, the site boasts a direct S-Bahn connection, which is intended to improve accessibility for employees.
Flexible spaces for various industries
According to the press release, the logistics park will be built on an area of approximately 51,300 square metres in the „Schleifweg III“ industrial estate. Approximately 28,960 square metres of logistics space, 1,440 square metres of office space, and 2,820 square metres of mezzanine space are planned. The project will be complemented by 84 car parking spaces and two lorry parking spaces.
The four flexibly divisible units, ranging in size from 4,000 to 10,500 square metres, are intended to appeal to companies from a variety of sectors. These include, among others, e-commerce, automotive, pharmaceuticals, food, light industrial, and contract logistics. According to Panattoni, the property, with its modern facilities and technical standards, meets important requirements of various industrial sectors.
Sustainability and support from the region
According to the press release, a particular focus is being placed on sustainable solutions. Planned measures include a fossil-fuel-free heat supply via heat pumps, smart metering, e-mobility infrastructure, and natural outdoor facilities. In addition, wildflower meadows and nesting opportunities are intended to promote biodiversity. Rainwater is also to be used for irrigation in the future. Panattoni is aiming for DGNB Gold certification for the project.
The municipality of Muggensturm views the project positively. According to the press release, those responsible see it as an opportunity for regional value creation and modern site development. The project was also supported by Terrae Immobilien GmbH in structuring the land, while JLL is acting as the lead broker.
